PHILIP J. BOTANA

Phil Botana joined Newmark Grubb Zimmer in 2018 and currently serves as an associate in the company’s Kansas City, Missouri office. Mr. Botana has a broad background in business development, sales, marketing and communication spanning across multiple industries.
 
In 2015 Mr. Botana joined the project management and operations team at Sungevity, the fourth largest solar energy company in the United States where he oversaw the installation of over 10 Megawatts of residential installations before leaving the company to pursue entrepreneurial endeavors in real estate.
 
Mr. Botana joined Kansas City based biotechnology firm SCD Probiotics in 2012 where he helped the company grow its technology-transfer business globally. Mr. Botana’s focus commercialized multiple product lines across the agriculture, food and beverage, human health, leather tanning and animal health sectors in Poland, Spain, Turkey, Ukraine, South Africa, Brazil and the United States.
 
In 2003, Mr. Botana moved to Kansas City and acquired and managed multi-family properties for a family trust while building a business consulting practice that specialized in communications, business development, sales and marketing consulting. Clients include DC based public relations firm Creative Enterprises International, Eagle Publishing, Los Angeles based Arsenal Pictures, First International Productions of Paris, France and local Kansas City based real estate marketing and 3D animation studio Arnold Imaging.
 
A native of Boston, Massachusetts and raised in Washington, DC, Mr. Botana spent the first fifteen years of his career in the motion picture industry in Los Angeles producing, financing and distributing independent feature films globally. Mr. Botana specialized in debt and international tax structured financing working with such major studios as Lionsgate, Warner Brothers and Universal Pictures and licensing international television rights to such broadcasters and BSkyB, Telecinco and RTL.

OLIVIA YARBROUGH

Property Manager

Olivia Yarbrough is a property manager at Newmark Grubb Zimmer’s St. Louis office. Her full-service property management portfolio consists of approximately 650,000 square feet of assorted assets, including 500,000 square feet of Class A office in Clayton, Missouri, as well as an additional 150,000 square feet of retail space throughout the St. Louis region.   Additionally, she oversees the asset management of 15,000 square feet of out-of-state retail space. Her responsibilities include: client and tenant relationship management, personnel oversight and management, financial analysis reporting, construction management, monthly tenant billing and aged delinquencies. Her specialties include onboarding of new accounts and project management.
 
Ms. Yarbrough began her real estate career in 2012 at CBRE, where she assisted on various portfolios consisting of office, retail and industrial assets. She played a major role in implementing numerous processes and procedures, including new systems for tenant work order requests and accounts receivable for property management clients.

Joe Oliaro joined Newmark Grubb Zimmer in 2017 as a managing director in the company’s Kansas City office, where he specializes in supply chain advisory. A corporate real estate veteran with nearly a decade of experience, Mr. Oliaro has substantial expertise in commercial real estate for corporate end-users in the logistics and supply chain industry, including tenant and agency representation in these sectors. Dan Rossini is the managing director of investment properties for Newmark Grubb Zimmer. VERNON WALTERS, CPM, LEED AP

Director of Facilities

Vernon Walters joined Newmark Grubb Zimmer in 1996 and currently serves as director of facilities for the United States National Nuclear Security Administration’s (NNSA’s) Kansas City National Security Campus (KCNSC), located in south Kansas City. The $687 million campus, which opened in November 2012 and employs roughly 2,800 people, consists of 1.5 million rentable square feet of manufacturing, laboratory, office and warehouse space that sits on 174 acres. As the manufacturer of non-nuclear components for the U.S. nuclear stockpile, the KCNSC is part of the U.S. Department of Energy’s larger nuclear security enterprise, responsible for manufacturing and procuring nonnuclear components for nuclear weapons, including electronic, mechanical, and engineered material components supporting national laboratories, universities, and U.S. industry. The KCNSC is one of the first LEED Gold manufacturing campuses.
 
The U.S. General Services Administration, acting as the federal government’s broker, signed a lease agreement with CenterPoint Zimmer, LLC, for the new campus in 2010. Newmark Grubb Zimmer provides property management services for the campus under a management agreement with CenterPoint Zimmer, LLC. In 2010, Mr. Walters began preparations for this assignment with the development of budgets, vendor contracts, staffing assignments and participation in contractor turnover and training.
 
Prior to assuming his current role, Mr. Walters was director of field property management at Newmark Grubb Zimmer, responsible for providing oversight of all property management contracts, supervising the firm’s property managers and chief building engineer and leading its efforts in building commissioning, system training and documentation and property condition assessments. Mr. Walters also provided property management for corporate clients that include The Church of the Nazarene, Commerce Bank, Deere & Company, and; Russell Stover Candies and Sprint.
 
Among Mr. Walters’ strengths is his ability to bridge the gap between new construction and facility start-ups, by utilizing his experience in both the construction and facility maintenance sides of the industry. Working with CPZ’s chief building engineer, Mr. Walters developed a systematic program to take contractor training and project close-out and document it into an easy-to-use facility manual which is used to train maintenance personnel. In addition, he implemented a property condition assessment procedure for third-part clients considering acquisition of new property.
 
Prior to joining NGZ in 1996, Mr. Walters served for 20 years in the U.S. Navy’s Civil Engineering Corps, retiring as a commander. During his military career, he served in a variety of facility management and contract administration positions, both in the U.S. and overseas. Highlights of his 20-year career include such assignments as construction area manager for the Naval Training Center in Great Lakes, Illinois, where he managed a $200 million construction program covering a 13-state region; director of facilities for the Naval Postgraduate School in Monterey, California, where he was responsible for new construction and maintenance of the 627-acre campus including administrative academic buildings and student housing; and facility design officer for the Defense Nuclear Agency in Mercury, Nevada, where he was the test group engineer for two weapons effects tests.

Mr. Robertson’s services include the identification, evaluation, marketing and negotiation of investment property types including office, medical office, industrial, retail, multi-family, hospitality and land.
 
Adept in the principles of real estate investment, Mr. Robertson takes a quantitative approach to the business. He is proficient in several software programs including Argus, ProCalc and Excel-based financial modeling. He also utilizes CoStar, Xceligent, Loopnet and Real Estate Applications.
 
Mr. Robertson joined Newmark Grubb Zimmer in 2014 as a financial analyst for the Investments Services Group, where he was responsible for investment financial analysis of all commercial property type. In 2016, Mr. Robertson was named one of the Kansas City Business Journal’s Heavy Hitters.
 
Prior to joining Newmark Grubb Zimmer, Mr. Robertson worked as an analyst for Integra Realty Resources. In this position, he provided valuation analysis of retail, land, multi-family, industrial and office properties. Valuation assignments were prepared on proposed, partially completed and existing structures.

As executive managing director of investment sales and capital markets, Mike VanBuskirk, SIOR, CCIM, CRE, is responsible for acquisition and disposition of investment properties throughout Missouri and Kansas for individual investors, regional investment groups and institutional clients. Mr. VanBuskirk has an active consulting practice and represents several prominent corporate service clients in all aspects of their commercial real estate portfolios including portfolio analysis, lease evaluation and negotiations, tax appeals, expert testimony and sale/lease back transactions. He has successfully completed projects in over 15 states.

Wendy Brand has been in involved in the commercial retail industry for more than 21 years.  Wendy is a veteran in the industry concentrating on landlord leasing, tenant representation and development. From negotiating with long term tenants, chasing new concepts and creatively making deals happen, Wendy has a knack for the “art” of the deal. Wendy started her career in 1998 at The RH Johnson Company, where she served as Vice President for 17 years. Associate Director

Ben Albers joined Newmark Grubb Zimmer in 2015 and currently serves as an associate director in the company's St. Louis office, where he focuses on representing tenants and landlords in office property transactions. Justin Beal joined Newmark Grub Zimmer in 2014 and currently serves as a director at the firms Kansas City office. Mr. Beal specializes in landlord and tenant representation as well as site selection for the development and implementation of retail tenants’ expansion strategies. He brings to his position over 15 years of business management and ownership experience that includes successfully owning two companies for the past 10 years. He also has vast experience in client relations as well as negotiating contracts ranging in value from $50,000 to $20 million.
Mr. Beal currently represents approximately 1.5 million square feet of retail properties throughout the Kanas City MSA. He is working with clients on site selection in Kansas City, Omaha, St. Louis and elsewhere throughout the Midwest. He has represented clients that range from startups to national retailers. Most recently, Mr. Beal completed the roll-out of more than 10 locations in less than six months for Freezing Rolls Thai rolled ice cream. CHRIS ROBERTSON

As director – investment sales and capital markets at Newmark Grubb Zimmer, Chris Robertson is responsible for the acquisition and disposition of investment properties for individual investors, regional investment groups and institutional clients. Mr. Robertson’s services include the identification, evaluation, marketing and negotiation of investment property types including office, medical office, industrial, retail, multi-family, hospitality and land.
 
Adept in the principles of real estate investment, Mr. Robertson takes a quantitative approach to the business. He is proficient in several software programs including Argus, ProCalc and Excel-based financial modeling. He also utilizes CoStar, Xceligent, Loopnet and Real Estate Applications.
 
Mr. Robertson joined Newmark Grubb Zimmer in 2014 as a financial analyst for the Investments Services Group, where he was responsible for investment financial analysis of all commercial property type. In 2016, Mr. Robertson was named one of the Kansas City Business Journal’s Heavy Hitters.
 
Prior to joining Newmark Grubb Zimmer, Mr. Robertson worked as an analyst for Integra Realty Resources. Bernell Rice joined Newmark Grubb Zimmer in 2014 and currently serves as a director in the company’s Lee’s Summit, Missouri, office. With over 37 years of commercial real estate experience, Mr. Rice has substantial expertise in retail and office leasing, property management, land development and project management. Mr. Rice has also originated CID (Community Improvement Districts) for development projects through approvals, formation and operations. His work has included development projects with 353 Redevelopment and TIF (Tax Increment Financing). Andrew Garten is the director of research consulting for the Kansas City and St. Louis offices of Newmark Grubb Zimmer. His duties include verifying the compilation of market statistics and trends for retail, office and industrial properties as well as a capital investment outlook including multifamily, hospitality and land; creating and managing lease administration portfolios; producing market and specialty reports; and working with management and salespersons to provide market intelligence to clients. In addition, numerous municipalities, real estate directors and investment groups have retained Mr. Garten’s services to perform socio-economic analyses, demographic trade summaries, business intelligence profiles and market feasibility studies for office, industrial, retail and multifamily space.

John Strharsky joined Newmark Grubb Zimmer in 2002 and currently serves as a vice president/property manager. Mr. Strharsky brings to his position 30 years of property management experience. He is currently responsible for a portfolio of commercial office and industrial property totaling approximately 1.2 million square feet.
Mr. Strharsky has managed more than $100 million in construction and renovation projects. As an owner representative and project manager, he has been responsible for a large number of property management functions that includes leasing, tenant relations, budgeting, collections, finance, contracting, planning, and zoning and construction management.
Mr. Strharsky joined Newmark Grubb Zimmer after serving as property manager for two major healthcare organizations. As corporate director of facilities management for Olathe Medical Center, he managed a portfolio of 200 acres of property, two hospitals, 15 clinics, three office buildings and parking facilities. His responsibilities included oversight of property management, strategic planning, construction project management, contract administration and tenant services. He also successfully managed the construction of several medical clinics and a $30 million hospital expansion project during his tenure.
Previously, Mr. Strharsky served as director of engineering at Truman Medical Center. In this role, he managed a healthcare complex located in downtown Kansas City comprising more than 1 million square feet of buildings on 17 acres of property. His responsibilities included management of plant operations, maintenance, safety, space planning, design and construction project management.

Deputy Facility Manager

Alan Moore joined Newmark Grubb Zimmer in 2013, bringing with him an extensive background in facility management and operations. As deputy facility manager, Mr. Moore brings to the firm a disciplined, adaptable and customer service-oriented approach to property and facilities management. During his 35-year career, Mr. Moore has been responsible for approximately 10 million square feet of space and capital and operational budgets totaling in excess of $15 million dollars.
 
Mr. Moore provides facility management support for Newmark Grubb Zimmer’s team at the NNSA/National Security Campus. As the deputy facility manager, he oversees operations of the day-to-day services and functions of the 1.5 million-square-foot facility. His service responsibility includes but is not limited to MEP systems, fire and life safety systems, restoration response and project support. He is the direct liaison with the government representatives, customers and all contract services to the site.
 
Prior to joining Newmark Grubb Zimmer, Mr. Moore served as manager of corporate services and corporate facilities at Home Depot in Atlanta, Georgia. While at Home Depot, he managed the operations of the 1.7 million square-foot corporate headquarters, including facilities engineering, customer service, housekeeping, grounds maintenance and Atlanta-area support facilities. Additionally, he provided project management, support and lease management of more than 20 regional and divisional office sites in the United States.
 
Mr. Moore is a retired senior chief petty officer in the United States Navy. While in the Navy, he managed preventive and corrective maintenance and operation of nuclear power plant and auxiliary equipment on four nuclear-powered submarines.

DR. TROY L. NASH

Dr. Troy Nash serves as a managing director and director of public sector consulting with Newmark Grubb Zimmer. A highly regarded expert in real estate and economic development, Dr. Nash has structured scores of successful public/private partnerships marrying federal, state and local public sector programs and incentives to real estate and economic development projects. He has a unique understanding of economic analysis, complex commercial and residential real estate finance, business retention and expansion programs, and public policy development and application. Dr. Nash is also an expert in the use of Low Income Housing Tax Credits (LIHTC) and finance and the use of Tax Increment Financing (TIF) to leverage private sector investment. His experience advising both public and private-sector clients (cities, counties, states, healthcare providers, educational institutions, private institutions and nonprofits) also enables him to produce high-level economic real estate transactions, customized demographic analysis, target and industry cluster studies, economic impact analysis, and strategic and comprehensive planning updates. In 2014, Dr. Nash became the first African-American principal/shareholder in a top ten commercial real estate firm in the history of the state of Missouri.

As chairman of the influential Planning, Zoning, and Economic Development Committee, Dr. Nash presided over the largest economic development boom in the city’s history, directly impacting more than $6 billion of public and private residential (workforce, low-income and market-rate housing), retail, office, entertainment, and mixed-use and industrial development. As vice chairman of the Budget & Audit Committee, Dr. Nash had direct oversight for the city’s more than $1 billion budget and audit functions. KIRK SHERMAN, LEED AP

Managing Director, Principal

Kirk Sherman has more than 31 years of experience in project management, construction management and serving as an owner’s representative in real estate and related development industries. As an owner’s representative and project manager, Mr. Sherman is an expert at: providing oversight, management and review of all activities; site selection, coordination, review, analysis and recommendations; organizing feasibility analyses; developing project goals, budget and schedule; recommendation and selection of design, engineering and construction contractors; and delivering projects on time and on budget.
 
Educated in engineering and employed in the general construction industry for many years, Mr. Sherman brings a unique perspective to the development management group. Since joining Zimmer, Kirk has been involved with several prominent projects, including the $1 billion Sprint World Headquarters campus; the $1 billion, 400-acre Village West tourism and entertainment district; the $250 million Federal Reserve Headquarters Building; and the 1.5 million-square-foot NNSA/National Security Campus. Additionally, he has provided construction and development management services for various new projects including Samuel U. Rodgers Health Center; the MainCor streetscape project, Milburn Golf and Country Club clubhouse, Lone Elm Logistics Center and Simmons Senior Housing Facilities.
 
Prior to joining Newmark Grubb Zimmer, Mr. Sherman was vice president and area manager in charge of the Midwest Regional Office for ICF Kaiser, Inc., one of the largest consulting, environmental and construction companies in the world. In this capacity, Mr. Sherman was responsible for business development, construction and construction management of several large projects. These projects included the $10 million United States Courthouse in Kansas City, Missouri and the $35 million Federal Building and United States Courthouse in Kansas City, Kansas. Also, in this role, he was responsible for the management of many other projects including the Level IV State Prison in Cameron, Missouri, and the federal buildings in Urbana, Illinois, and Indianapolis, Indiana. Mr. Sherman has also served as construction manager and project manager on several small-to-medium projects ranging from $500,000 to $10 million.
 
Before working in Kansas City, Mr. Sherman was a project manager with Williams and Burrows Inc., a large general contractor with locations in the San Francisco Bay Area and Southern California. As the owner’s representative, Mr. Sherman was involved in the expansion of the San Francisco International Airport, completion of the first mixed-use office and residential high-rise complex in San Francisco, the Santa Rosa Health and Life Care Retirement Center and many other diverse development projects.

DANIEL F. MUSSER

Executive Managing Director, Principal

With more than 31 years of experience in creating innovative and successful developments, including 15 years as an architect and 15 years as a development management executive, Dan Musser is a widely respected expert in the real estate industry. He currently serves as an executive managing director and principal at Newmark Grubb Zimmer.
As a registered architect, Mr. Musser brings a unique perspective to development management. He holds a bachelor’s degree in architecture from Kansas State University. In addition, he received training in real estate development, financial analysis, project management and construction management while earning a Master of Science in Real Estate Development degree from the Massachusetts Institute of Technology (MIT).
Mr. Musser’s impressive educational background is buttressed by hands-on experience overseeing some of the most challenging, complex and pioneering real estate developments in the country. Project expertise in these areas include construction of a new, 600,000-square-foot facility for the Federal Reserve Bank; the renaissance of the Beacon Hill neighborhood; the Columbus Park mixed-use neighborhood; and project oversight of the College Basketball Experience, National Collegiate Basketball Hall of Fame and Milburn Golf & Country Club.
Current projects include a 500,000-square-foot distribution center for Odyssey Investments and a new fire station for Consolidated Fire District No. 2.
Recent projects include the NNSA/National Security Campus; infrastructure improvements for Main Street in Kansas City, Missouri; and projects for the Kansas City Zoo and Kansas City Art Institute.
Past project experience includes development management of the Sprint World Headquarters Campus, a five-year project encompassing 4 million square feet of office space and amenities in 22 buildings, supported by 15 parking structures and 150 acres of site development; Village West, a 400-acre tourism and entertainment district; and Samuel U. ALANA LITMAN

Project Manager

Alana Litman brings more than 26 years of consulting and management experience to Newmark Grubb Zimmer’s Development Management Group, where she serves as a project manager. Ms. Litman’s expertise lies in commercial interior design and process management.
 
Prior to joining development management, Ms. Litman worked in NGZ’s Property & Facilities Management Division as a customer service and client relations manager and property administrator. Her experience in the property management division further enhances her ability to handle multiple facets of complex organizations.
 
Ms. Litman served as part of the development team for the 1.5 million-square-foot NNSA/National Security Campus in Kansas City, Missouri, handling document management and assisting with relocation coordination and workstation specifications, installation and coordination for CenterPoint Zimmer LLC; she currently works on alterations projects for the campus which includes $1 million worth of smaller projects under $25,000 and $17 million worth of projects up to $3 million. As part of the team which developed the new clubhouse for Milburn Country Club, Ms. Litman coordinated pay applications, furniture selection and purchasing.
 
Ms. Litman also served as a project manager for the Low-Income Weatherization Assistance Program (LIWAP) in Kansas City’s Green Impact Zone. She worked as a liaison between the six firms on the LIWAP team and the Mid-America Regional Council, which was the administrator of the grant awarded by the Missouri Department of Natural Resources and the Department of Energy. Ms. Litman established the client intake and eligibility process for the program and supervised workflow throughout a client’s tenure in the program.

VICTOR G. CASCIO

Managing Director

Victor Cascio joined Newmark Grubb Zimmer in 2012 and currently serves as a managing director in the company’s Kansas City, Missouri, office. Mr. Cascio began his professional real estate career in 1973 when he joined Victor Ross & Co., Realtors, a family-owned firm in Kansas City, Missouri. Mr. Cascio later went on to run the 60-year-old company, which was started by his father, and merged with Zimmer in November 2012.
 
After three years in the residential real estate market, Mr. Cascio moved to strictly commercial real estate in 1976. In 1977, the Real Estate Board of Kansas City, Missouri, honored him as the Real Estate Associate of the Year. That same year, he was selected as a director of the Missouri Association of Realtors—at the time, the youngest state director selected by the Kansas City Board. As state director, he served as vice chairman of the political affairs committee. Mr. Cascio has remained an active participant of the real estate community for over 40 years.

Susan Smith currently serves as senior managing director, principal at Newmark Grubb Zimmer overseeing the office division. SCOTT BLUHM

Director

Scott Bluhm joined Newmark Grubb Zimmer in 2012 and currently serves as a director at the company’s Kansas City, Missouri, office.  His primary responsibilities include the sale and leasing of industrial properties, as well as tenant representation of all property types throughout the metro area.  Mr. Bluhm has specific focus and expertise in the Johnson County submarket. 

Specializing in a geographic area enables Mr. Bluhm to focus his business efforts on a specific group of prospects and building owners. Rick Chamberlain joined Newmark Grubb Zimmer in 1991 and currently serves as managing director, principal in the Kansas City, Missouri, office. As executive managing director of investment sales and capital markets, Mike VanBuskirk, SIOR, CCIM, CRE, is responsible for acquisition and disposition of investment properties throughout Missouri and Kansas for individual investors, regional investment groups and institutional clients. In this capacity, Mr. VanBuskirk assists clients with the identification, evaluation, marketing and negotiation of all investment property types including office, medical office, industrial, retail, multifamily housing, hospitality and land. Mr. VanBuskirk has been a principal with the firm since 2006, and is a member of the executive management team. 

Since joining the firm in 1994, Mr. VanBuskirk has handled the acquisition or disposition of more than 6.8 million square feet of investment properties valued in excess of $382 million. He has also completed the lease and sale of more than 6.9 million square feet in transactions valued at more than $357 million. In addition, he has completed the sale of more than 2,000 acres of development ground, representing a transaction volume of more than $63 million.

Mr. VanBuskirk has an active consulting practice and represents several prominent corporate service clients in all aspects of their commercial real estate portfolios including portfolio analysis, lease evaluation and negotiations, tax appeals, expert testimony and sale/lease back transactions. He has successfully completed projects in over 15 states.

A partial list of Mr. VanBuskirk’s corporate clients includes: Arvest Bank, BKD, Hallmark Cards, Harley-Davidson Motor Company, Scarbrough International and Westlake ACE Hardware. Mr. VanBuskirk also has extensive experience in assisting nonprofit clients with maximizing the value of their real estate portfolio. including the Arbor Day Foundation, Community of Christ, John Knox Village, Menninger Foundation, Unity School of Christianity and University of Kansas Hospital Authority.

Mr. VanBuskirk is active in development activities including build-to-suits and business park development. In this capacity, he has been involved with the development of more than 1.9 million square feet of commercial buildings with a combined value of more than $212 million. He has been involved with the development or project management of more than 1,700 acres of business parks. He also has extensive experience in the negotiation and placement of commercial mortgages which represent a combined total value in excess of $150 million.

Matthew McFadden joined Newmark Grubb Zimmer in 2008 and currently serves as the executive managing director and principal, head of the Global Corporate Services practice and member of the executive board. Matthew McFadden works to meet his clients’ unique commercial real estate needs while allowing them to focus on their core business. He focuses on tenant representation, lender solutions, strategic planning, portfolio and project management, and transactional drafting and negotiation.
 
Matthew McFadden has 18 years of corporate management and global real estate experience working for several Fortune 500 companies. He has developed a particular talent for understanding clients’ diverse real estate portfolios at a macro level and then identifying implementable opportunities coupled with clear strategies for execution.
 
Prior to Newmark Grubb Zimmer, Mr. McFadden managed a 15 million-square-foot global real estate portfolio for Honeywell International Inc. He began his career at Sprint, where he managed a national retail and office portfolio.

Mark Long serves as executive managing director and principal with Newmark Grubb Zimmer, where he is responsible for the brokerage division and is a member of the firm’s board of directors. One of the region’s most active real estate professionals, Mr. Long has been involved in more than 600 transactions representing more than 15 million square feet of industrial, medical, office and retail space. Mr. Long joined Newmark Grubb Zimmer upon graduating with honors from Rockhurst University in 1995.
